Well, the Feds are introducing a new and improved FHA loan. One of the
best features about this program for today's buyers is that loans will be
assumable. That will help you when its time for resale because when rates
go up, and they always do, a new buyer may be able to assume your low
interet rate loan. Make sure you investigate that program when you are buy
in this market!

Recently, I have read several articles on people having issues with theft
and such matters associated with the use of both types of cards. I will try
to help you in when to use what if you have both.
Credit Card - A credit card is generally issued by a bank or department store in which you are using credit granted or their money with a the promise to repay to make purchases or cash advances. Debit Card - A debit card is generally issued by a bank in which you are using your funds to make purchases and the funds come out of your account in full all at once as son as processed. I found there are two types of purchases, ones you make when a swipe of your card at the time of purchase provides the software all sorts of information including if you have the cerdit available to make the purchase or not. It is then either approved or not. Example. You buy a new shirt. You take it to the counter and your card is swiped for the exact amount of the sale and the transaction is approved or not and completed all at once. The other type is when a sale needs to be approved in advance, such as a tab at a bar or buying gas at the pump. The total sale amount is known when it needs to be approved so you may or may not have enough credit or money in your account to make the sale. Since the merchant wants to make the sale, it is approved in adavance to allow you to pump the gas and then arrive at a total or have a tab at the bar and settle up later. When you do the later and use a debit card, a "hold" may be placed on your account. A hold is a another term for a guess on what your sale may be. For example, at a gas pump you may pump $45 worth of gas but an average empty tank may hold $70 in gas. So a hold of $70 is made to your account an adjusted to the correct amount later. This can cause overdrawls and fees for those who live close to the edge of available funds. Also, if you debit card is stolen, someone is taking your money and you will usually need to argue with the bank to get all your money back and have any fees waived. So, if you are renting a car, making a hotel reservation, running a tab etc, use a credit card. There is no hold and you are protected from theft and fraud since its the banks money, not yours. Any issues will probably be taken care of quicker as well. Use a debit card to make a purchase when you pay an extact amount at the time of sale.
